Why faucets here seize up instead of dripping
Elsewhere a worn faucet drips. Here it more often goes stiff, then stops turning altogether. That difference is chemistry, and it changes the repair decision.

A faucet that drips has a worn seal. Water is getting past a rubber or ceramic surface that no longer closes cleanly, and replacing that part restores it. It is the textbook failure, it is cheap to fix, and it is what most published advice assumes.
A faucet that has gone stiff has a different problem. Mineral deposit has built up inside the cartridge body and around the moving parts, and the handle is fighting scale rather than a worn seal. The progression is usually gradual: slightly notchy, then requiring two hands, then only turning in one direction, then not at all. People tend to describe it as the handle getting stiff with age, which is close but not quite right. It is the water, not the years.
The distinction matters because the fixes are different. A dripping faucet is generally worth repairing. A seized one is worth assessing, because if scale has worked its way through the cartridge it has usually reached the valve body too.
Where the scale comes from
Groundwater chemistry, briefly
Water across this basin comes from groundwater rather than from surface supply, and USGS sampling of the Big Chino subbasin between 2011 and 2018 found notable concentrations of calcium, sodium and bicarbonate, with meaningful differences between the basin-fill and carbonate aquifers.
Dissolved calcium and magnesium precipitate out where water is heated, where it evaporates, and where it sits still. All three of those conditions exist inside a faucet: hot water passes through it, water evaporates from the spout between uses, and the cartridge sits stationary for hours at a time.
That is why faucets, showerheads and toilet fill valves accumulate deposit faster than the pipe running to them. It is not that the pipe is protected. It is that the fixture provides better conditions for the deposit to form.
Repair or replace: an honest comparison
We repair plenty of faucets. These are the situations where it is and is not the better decision.

The row worth pausing on is the last one. On a discontinued model, a repair that works today can leave you with no options in two years, and that is worth factoring in rather than discovering later.
Things you can do yourself that genuinely help
Low effort, real effect
None of these require tools beyond a spanner, and all of them extend fixture life on this water.
- Unscrew and soak aerators in vinegar every few months. A clogged aerator reduces flow and is frequently mistaken for a pressure problem in the whole house.
- Do the same for showerheads. Deposit at the outlets is the most visible early warning that scale is accumulating everywhere else too.
- Wipe fixtures dry after use where practical. Evaporation is what leaves the deposit behind, and removing the water removes the mechanism.
- Exercise seldom-used valves once or twice a year. A shutoff under a sink that has not moved in a decade will not move when you need it to during a leak.
- Do not force a seized handle. The handle usually survives; the stem inside frequently does not, and a snapped stem turns a cartridge job into a body replacement.
If aerators are clogging faster than every few months, that is a genuine signal to test the water rather than to keep cleaning.
When the real answer is upstream
If you are replacing cartridges across multiple fixtures, replacing a water heater earlier than expected, and cleaning aerators regularly, the faucets are not the problem. They are the symptom that shows up first because they are the part you touch.
At that point the sensible conversation is about the water itself. On a private well that starts with a test rather than with equipment, because hardness varies well to well here and sizing treatment from a valley-wide average would be guesswork. It is worth being clear that this is not always the answer. Plenty of properties get perfectly good fixture life without treatment, and a single stiff faucet proves nothing. It is the pattern across several fixtures that makes the case.
Questions about stiff and leaking faucets
Can I descale a faucet without taking it apart?
Partly. Aerators and showerheads come off easily and respond well to a vinegar soak. The cartridge itself sits inside the body and cannot be reached without disassembly.
Running vinegar through the supply is not a practical approach on a whole house and is not something to attempt on a well system.
Why does the hot side always fail first?
Because heat accelerates precipitation. Dissolved minerals come out of solution faster in hot water, so the hot cartridge, the hot side of a mixer and the water heater itself all accumulate deposit more quickly than the cold side does.
It is the same reason a water heater here often needs attention before anything else in the house does.
Is a cheap faucet a false economy on this water?
Sometimes, but not for the reason people expect. The finish and the body matter less than whether the cartridge is a standard, widely available part you can still buy in ten years.
A moderately priced fixture using a common cartridge is often a better long-term bet here than an expensive one with a proprietary part.
The handle snapped off. Is that a bigger job?
Usually yes, because it means force was applied to something that had seized and the stem has generally failed inside the body. Extracting a broken stem is more involved than swapping a cartridge.
It is still often repairable. It is just worth calling before applying more force rather than after.
