How long should a water heater last around here?

The manufacturer's warranty is a marketing document. The water in your supply is what actually decides, and around here it argues for the shorter end of the range.

The honest answer, with the caveat attached

Conventional tank water heaters are generally expected to give somewhere in the region of eight to twelve years, and tankless units considerably longer. Those figures assume reasonable water and some maintenance, and both of those assumptions are worth examining here.

Groundwater in this basin is mineral rich. USGS sampling across the Big Chino subbasin found high concentrations of calcium, sodium and bicarbonate, with the carbonate aquifer samples running highest. When that water is heated, dissolved minerals precipitate out and settle on the bottom of the tank, directly above the burner on a gas unit or around the element on an electric one.

The effect is cumulative and it does two things. It insulates the water from the heat source, so the burner runs longer for the same result and the fuel bill rises quietly. And it creates hot spots on the tank floor that stress the glass lining, which is what eventually fails. A heater that gives twelve years on soft municipal water can give six or seven on an untreated well here, and that is not a defect. It is chemistry.

What the symptoms are telling you

Water heaters give reasonably clear warnings. This is the rough translation.

The line between rows five and everything else is the important one. Almost everything is repairable except a tank that has failed, and that distinction is usually obvious within a few minutes of looking at it.

Flushing, and why it is worth the annual hour

This is the single highest-value maintenance task on a water heater here.

Turn the heat off and let it cool

Gas to pilot, or the breaker off for an electric unit. Give it a couple of hours; draining scalding water is a genuine hazard rather than a theoretical one.

Shut the cold inlet and connect a hose to the drain valve

Run it somewhere the sediment will not matter. What comes out is gritty and it stains.

Open a hot tap somewhere in the house

This lets air in so the tank actually drains rather than airlocking.

Drain, then flush with the cold inlet briefly open

Short bursts of cold water stir the sediment on the floor and carry it out. Repeat until what comes out runs clear.

Close the drain, refill fully, then restore heat

Restoring power or gas to a partly filled tank damages elements on an electric unit. Wait for a steady flow at the open hot tap first.

Check the anode rod every few years while you are there

It is a sacrificial component and it is doing its job by corroding. Replacing one is far cheaper than replacing a tank, and on this water it is used up faster than average.

The four decisions that actually extend heater life here

In rough order of effect

None of these are exotic. Together they are the difference between six years and eleven.

  • Flush annually, without exception. Twice a year is not unreasonable on an untreated well with visibly hard water.
  • Replace the anode rod when it is consumed rather than when the tank leaks. It is the cheapest thing on this list by a wide margin.
  • Treat the water if hardness is genuinely high, which benefits every appliance rather than just this one. Test first; hardness varies well to well here.
  • Set the thermostat sensibly. Higher temperatures accelerate scale formation as well as raising the scald risk, and most households do not need the top of the range.
  • Fit a drain pan with a route to somewhere harmless if the heater sits above living space. It does not extend the heater's life, but it substantially reduces what a failure costs you.

If you do only one of these, do the flushing. It is free apart from your time and it addresses the dominant failure mechanism directly.

When replacement is the better call

Age plus a significant fault is usually the deciding combination. A ten year old heater with a failed gas control is a marginal repair, because the tank itself is near the end of its expected life on this water and the next failure may not be repairable at all.

A four year old heater with the same fault is a straightforward repair, and anyone recommending replacement on a unit that age should be able to explain specifically why. Ask, and expect a clear answer. Details of what each route involves are on the repair page and the installation page.

The one unambiguous case is a leaking tank. A tank that has rusted through cannot be repaired at any price, and continuing to run it means choosing when the water arrives rather than whether it does.

Safety steps before you flush a water heater

Read this before step one

Flushing is a reasonable homeowner task. It also involves scalding water and, on a gas unit, a combustion appliance.

  • Turn the heat off and let the tank cool for at least a couple of hours. Water leaving that drain valve at operating temperature causes serious burns.
  • Do not restore power to an electric heater until the tank is completely refilled. An element energised in air is destroyed in seconds.
  • Never cap, plug or restrict the temperature and pressure relief valve. It is the only thing standing between a control failure and a ruptured tank.
  • If the relief valve is discharging repeatedly, stop and get it diagnosed rather than replacing the valve and carrying on. It is reporting a real problem.
  • On a gas unit, do not relight a pilot if you smell gas. Leave the building and call from outside.
  • When to stop and call: the drain valve will not close, the tank is weeping from the body, or the flue shows soot or scorching.

A tank that is weeping from the body rather than from a fitting is at the end of its life, and continuing to run it is choosing when the water arrives rather than whether.

Questions about water heater life

Is a longer warranty worth paying for?

Sometimes, and often for a reason people miss. Longer-warranty models frequently include a larger or better anode rod, which is a real durability difference rather than just a paperwork one.

The warranty itself typically covers the tank and not the labour, so read what it actually promises before treating it as a life expectancy.

Does a softener really extend heater life?

Reducing hardness reduces the rate at which scale forms, and scale is the dominant failure mechanism here, so yes in principle. The size of the effect depends on how hard your water actually is.

Which is why a test comes before the equipment. Buying a softener for water that is only moderately hard is an expensive way to solve a small problem.

My heater is fine but the bill has crept up. Related?

Possibly. A sediment layer insulates the water from the heat source, so the burner or element runs longer to reach the same temperature. It is a gradual change that is easy to attribute to fuel prices.

A flush is a cheap way to find out.

Should I switch to tankless when this one goes?

It is worth considering, with one local caveat: tankless units are more sensitive to scale, not less, and on untreated well water they need regular descaling to keep their advantage.
