SMALL JOB, LOCAL CAUSES
Faucet Repair & Installation in Chino Valley, AZ
Mineral-rich water does not make faucets drip so much as seize them. The fix is usually a cartridge, sometimes the valve behind it.
- Cartridge and stem work
- Stops replaced, not forced
- Outdoor bibs before winter

Call (928) 766-1925Why faucets fail differently on this water
In soft-water regions a faucet fails by wearing out a rubber seal, and it announces itself with a drip. Here, dissolved calcium and bicarbonate come out of solution on every warm surface inside the valve, so the failure mode is stiffness and grinding rather than a leak.
You feel it as a handle that needs more force each month, a mixer that will not hold a temperature, or a spray head that has gone from a clean fan to three angry jets. All three are scale problems, and all three are fixable without replacing the whole fixture in most cases.
The exception is a cartridge that has been forced. Once someone has cranked a seized handle hard enough to twist the stem, the body is often damaged too, and a replacement fixture becomes the sensible answer. If a handle has stopped turning, stop turning it.
Things worth trying before you replace a fixture
Twenty minutes and a cup of vinegar
Several of the most common complaints here are aerator or spray-head problems rather than valve problems, and they cost nothing to rule out.
- Unscrew the aerator, soak it in white vinegar for an hour, and rinse it out. Weak flow at one tap is very often just this.
- Do the same with a shower head, or bag vinegar around it overnight if it will not come off.
- Check the angle stops under the sink. If they will not turn by hand, do not force them; a seized stop that snaps mid-repair floods the cabinet.
- Run each fixture hot and cold separately. A problem on one side only usually means the cartridge rather than the supply.
- For a dripping outdoor bib, check whether the hose is still connected before winter. A connected hose traps water and splits the bib inside the wall.
- If a faucet has never been serviced and the water has never been treated, expect the cartridge rather than the washer to be the part that needs changing.
Repair or replace, by fixture type
The right call depends far more on what is inside the fixture than on how old it looks from the outside.
| Fixture type | Usual local failure | Sensible response |
|---|---|---|
| Cartridge mixer, kitchen or bath | Cartridge scaled solid, handle stiff or leaking at the base | Replace the cartridge if parts exist for the brand |
| Two-handle compression | Seat and washer eroded, stem threads worn | Reseat and rebuild; parts are widely available |
| Ceramic disc | Grit and scale scoring the discs | Replace the cartridge assembly; the body is usually sound |
| Pull-down spray head | Blocked jets and a sticking diverter | Descale first, replace the head second, replace the faucet last |
| Outdoor hose bib | Split body after a freeze with a hose left connected | Replace with a frost-proof bib and a vacuum breaker |
If several fixtures are failing at once and the water has never been treated, the fixtures are a symptom. That is the argument for treatment sized against your own water test rather than a fixture-by-fixture campaign.
The frost-proof bib mistake
A frost-proof tap is only frost-proof if you disconnect the hose
Frost-proof hose bibs work by placing the actual valve seat a foot or so inside the heated envelope of the house, so the water in the exposed tube drains out each time you shut it off. It is an elegant design and it fails completely if a hose is left attached, because the trapped water cannot drain back.
With January nights normally around 21F here, that trapped column freezes, expands, and splits the tube inside the wall. The homeowner discovers it in spring, at the first use, as water pouring into a wall cavity.
Disconnecting every hose before the first hard freeze is the single cheapest piece of winter plumbing maintenance available in this valley. If one has already split, that is a burst pipe repair rather than a faucet job.
New fixtures, and what to buy for this water
Two things matter more here than finish or brand. The first is whether replacement cartridges will still be available in ten years, which rules out some very cheap fixtures entirely. The second is whether the valve is serviceable at all, since a sealed cartridge that cannot be replaced turns a twenty minute repair into a fixture replacement.
On well systems, flow rate is worth a thought too. A high-flow rainfall shower head on a pressure tank that struggles to hold 50 psi will disappoint in a way that has nothing to do with the fixture.
We will fit a fixture you bought yourself, and we will tell you honestly before starting if it looks like a poor match for the supply. If you want a view before buying, call and describe the system.
If a handle has stopped turning, stop turning it. A seized cartridge is a repair; a twisted stem is a new fixture.
ASK ABOUT A FIXTURE(928) 766-1925Faucet questions from around the valley
Why does one tap have much weaker flow than the rest?
Nine times out of ten it is the aerator, and vinegar fixes it. If cleaning the aerator changes nothing, the next suspects are a partly closed angle stop and a scaled cartridge.
If every tap in the house has weakened together, the problem is upstream, and on a well that usually points at the pressure tank or the pump rather than at the fixtures.
Can you salvage an old fixture I want to keep?
Often, yes. Two-handle compression faucets and most mid-market cartridge mixers are rebuildable if parts still exist for the brand, and we would rather rebuild a good fixture than replace it.
Bring the brand name to the call if you know it, because parts availability is what decides.
Is it worth fitting a filter at the kitchen tap?
It is a reasonable thing to want, and it is worth knowing what you are filtering for. USGS sampling of groundwater in the Big Chino subbasin recorded arsenic above the EPA drinking water standard in most carbonate aquifer samples, so on a private well a water test comes before equipment selection.
For a private well, test first, choose the treatment second. A general purpose filter will not necessarily address what your specific well contains.
How long does a faucet installation take?
A straight swap where the stops work is typically under an hour. Seized angle stops, corroded supply lines or a fixture in a tight cabinet add time, and it is fair to expect that to be mentioned before it is charged.
Do you fit outdoor taps for livestock and irrigation?
Yes, and on acreage that is a common job. Long runs to a corral, a barn or a garden need a frost-proof fitting at the far end and drainage in mind for winter, and it is worth planning where the line can be blown down or drained before the first freeze.

Handle gone stiff, or a bib split over winter?
Both are ordinary jobs here. Neither needs to become a bathroom refit.
