Newcomers underestimate this valley's winter because the afternoons are pleasant. The January normals tell the real story: a mean daily high near 52F over a mean daily low near 21F. December is almost identical. That is a swing of roughly thirty degrees, and the cold part happens while everyone is asleep.
Freeze damage follows the parts of a plumbing system that sit outside the heated envelope of the house. In this valley that list is longer than in a subdivision elsewhere: well houses, pump lines, exposed runs under manufactured homes, unheated garages and shops, and hose bibs with a hose still attached.
The split itself usually happens at night, and the water does not appear until the ice thaws the next day. That is why so many people discover it mid-morning with no idea it has already been open for hours.
The first five minutes
Order matters more than speed
Doing these in the right sequence limits the damage far more than getting to the pipe quickly does.
- Shut off the water at the source. On a well that means the pump breaker or disconnect. On town or Prescott water, the main shutoff where the service enters.
- Open the lowest tap in the house to drain pressure out of the system, then a high one to let air in.
- Switch off power at the breaker to any area where water is near outlets, appliances or a panel.
- If it is an electric water heater and the tank may have drained, kill its breaker so the elements do not fire dry.
- Photograph everything before you move it, then start lifting what you can off wet floors.
- Do not apply a naked flame to a frozen pipe. A hair dryer or heat gun used carefully is fine; a torch has burned down buildings that survived the freeze.

Isolate and assess
Confirm the supply is off, find every split rather than the first one, and check what else was in the freeze zone.
Repair or replace the run
Cut out the damaged section and repair, or replace the run where the pipe has been repeatedly frozen and is likely to split again a foot further along.
Protect it before we leave
Insulation, heat tape or rerouting so the same night next year does not produce the same call.
Prevention that actually works at this elevation
October is the month to do this
Insulate the pipe rather than the space where the pipe is. Wrapping a well house wall does less than lagging the actual run inside it, because the pipe is what loses heat.
Heat tape is worth using on the runs that genuinely cannot be moved or drained, and it needs to be the right product, correctly installed, on a circuit that is not shared with something you might switch off. Plenty of freeze damage happens on properties that had heat tape fitted and unplugged.
Disconnect every hose before the first hard freeze. It is free, it takes ten minutes, and it prevents the single most common split we attend. If you want a pre-winter walk-round of the vulnerable points on your property, call and ask for one in autumn rather than in January.

A pipe is frozen but has not split. What should I do?
Open the affected tap so melting water has somewhere to go and pressure cannot build behind the ice, then warm the pipe gently along its length from the tap end back toward the frozen section.
Never use an open flame. If you cannot reach the frozen section, or the pipe is inside a wall, call rather than guess where the ice is.
How do I know if it split before I turn the water back on?
Turn it on slowly with someone watching the vulnerable areas, and listen. A split will announce itself immediately as running water where there should be none.
If the property is empty or large, it is worth having the reinstatement done with someone competent present, because an unattended thaw is how a small split becomes a flooded building.
Are manufactured homes really more at risk?
Yes, mainly because of the belly board. Once its insulation has been wet, displaced by rodents, or opened for an earlier repair and not properly resealed, the supply runs are effectively outdoors.
It is worth inspecting from underneath in autumn rather than discovering it in February.
Will insurance cover a burst pipe?
Sudden and accidental discharge is commonly treated differently from damage that developed slowly, and carriers vary on frozen pipe claims where a property was left unheated. Read your own policy rather than relying on a general answer.
Photograph everything before moving it and keep the invoices. Drying and restoration is handled on the restoration side, which documents its work for claims.
Do you come out at night for this?
Yes. An active burst is one of the few genuine plumbing emergencies, and the line is answered around the clock, including nights, weekends and holidays.
Shut the water off first. Everything after that is easier.
Should I repipe if it keeps happening?
If the same run has split more than once, the question is whether the pipe is in the wrong place rather than whether it is the wrong pipe. Rerouting that run into heated space is often the answer.
Where the whole system is aging and freeze splits are just the most visible symptom, a planned repipe may be the better spend.
