A hydronic heating checklist for October

Boilers and hydronic systems sit unused for months and then get asked to run continuously. Almost every failure we see in the first cold week is something that was already wrong in September and simply had not been tested.
The difference between finding it in October and finding it in December is availability and consequence. In October it is a scheduled visit and a part ordered normally. In December it is an unheated house, a queue, and whatever part is available rather than the one you would have chosen.
Chino Valley's January normals run to roughly a 52F high over a 21F low, and properties out toward Williamson sit around 300 feet higher with correspondingly colder nights. That is a real freeze risk for any system carrying water, which is what makes an unheated house in January more than an inconvenience.
The six checks, in order of what they save you
Work down this list. The first three are worth doing even if you do nothing else.
Fire it up now and let it run properly
Not for two minutes. Let it come up to temperature and run for a while, then go and feel every emitter in the house. Cold radiators, cold sections of in-floor loops and noises that were not there last year are all cheap to investigate in October.
Check system pressure and top up if needed
Most residential systems run within a defined cold pressure band marked on the gauge. Persistent low pressure means water is leaving somewhere, and a system that needs topping up repeatedly has a leak rather than a habit.
Look at the expansion tank
A waterlogged expansion tank causes pressure to swing wildly as the system heats, which trips relief valves and stresses everything. It is a common failure, it is inexpensive to replace, and it is invisible until it causes a problem.
Bleed air from emitters
Air collects at high points over a summer of sitting still. A radiator that is warm at the bottom and cold at the top is holding air, and bleeding it costs nothing.
Confirm the freeze protection actually exists
If your system uses glycol, its concentration degrades over time and it needs testing rather than assuming. If it does not use glycol, know what happens to the system if the house loses power for two days in January.
Check the venting and the combustion air path
Look for nests, debris and anything that has grown or been stored in front of an intake since spring. This is the item with the most serious consequences if it is wrong.
Symptoms worth acting on now
If any of these are present, October is significantly cheaper than January.

The last row is the reason to do this in October at all. Discovering the boiler will not fire is a completely different experience in autumn than it is at midnight in January.
Freeze protection for the whole property, not just the boiler
The rest of the October list
While you are thinking about it, these are the items that cause the actual emergency calls when the first hard freeze arrives.
- Disconnect hoses from outdoor spigots. A connected hose holds water against the valve and is the most common single cause of a split fitting here.
- Insulate pipework in well houses, shops and crawl spaces. Out in Williamson Valley this is where the freeze damage actually happens, not inside the house.
- Check heat tape if you have it. It has a service life, it fails silently, and it is worth confirming it draws power before you rely on it.
- Know where your main shutoff is and confirm it turns. On a well property that also means knowing the pump breaker.
- Think about what happens if you are away. A property left unheated in January with water in the system is the scenario that produces the expensive claims.
Every item there costs under an hour. Collectively they prevent most of what we get called out for in the first cold snap.
A note on boilers specifically
Boilers are less common here than in colder regions, and that has a practical consequence: not every plumber works on them regularly, and parts are not always local. Both of those facts argue for looking at the system before the season rather than during it.
If your system is old enough that parts are becoming difficult, that is worth knowing in October too, because it changes a mid-winter failure from an inconvenience into a replacement decision made under pressure. What that assessment involves is on the boiler page.
None of this is an argument for replacing a working system. A well-maintained hydronic setup is comfortable, quiet and long-lived. It just rewards attention at the right time of year.
Pre-season heating questions
How often should a boiler be serviced?
Annually is the general expectation for a gas-fired appliance, and the service covers combustion, venting, controls and safety devices rather than just whether it produces heat.
Autumn is the sensible time, for availability as much as anything.
My pressure drops every few weeks. Is that normal?
No. A sealed system should hold its pressure. Needing to top up regularly means water is leaving the loop, and it is going somewhere.
Small hydronic leaks are often hidden and can damage a surprising amount before they become visible, which is why this one is worth chasing.
Do I need glycol in a system here?
It depends on the system, the layout and how exposed the property is to losing heat during a cold spell. It is a genuine trade-off: glycol protects against freezing but reduces heat transfer and needs periodic testing.
Properties at higher elevation out toward Williamson, or those left unoccupied in winter, make the strongest case for it.
Is a cold radiator always an air lock?
Often, and bleeding it is the right first move. If bleeding produces water immediately and the radiator stays cold, the problem is circulation rather than air.
That points at a zone valve, a circulator or a blockage, all of which are better dealt with in October.
