- Get everyone out of the building, including pets. Do not stop to investigate.
- Do not operate any switch, light, garage door, thermostat or appliance on your way out. A switch contact is an ignition source.
- Do not use a phone inside the building. Call from outside, well away.
- If you can reach the tank shutoff safely from outside, close it. If you cannot, leave it.
- Call your propane supplier or 911 first, then a plumber. In that order.
- Do not go back in to check whether it has cleared. Wait for someone with a detector.
Propane is heavier than air and collects in low spaces such as crawl spaces, pits and basements rather than dispersing upward. That is why leaving is the correct first move on acreage as much as in town.
Why propane dominates outside the town core
Natural gas distribution does not reach much of the acreage around Chino Valley, Williamson Valley and Paulden, so properties run on a propane tank sized for the household and refilled on a schedule. Everything downstream of that tank is plumbing work: the regulator arrangement, the buried line to the house, the manifold, and each appliance drop.
Practical differences follow. Propane runs at different pressures and needs different orifice sizing than natural gas, so an appliance converted from one to the other without the correct kit will not burn properly. Tank level becomes your responsibility rather than a utility's, which matters ahead of a cold snap when a boiler or furnace is your only heat.
It also means line sizing is worth doing properly the first time. Adding a generator, a shop heater or a second appliance to a line sized for one load is the most common cause of appliances that run poorly for no obvious reason.

How gas work is done safely
Load calculation and permit
Total connected load and pipe length determine the size. Work inside town limits falls under the codes the Town of Chino Valley has adopted, currently including the 2024 fuel gas code; county requirements apply outside them.
Install with proper materials
Correct pipe or tubing for the location, protection where it passes through structure, and a shutoff at each appliance.
Pressure test and inspect
The system is pressure tested and held, leaks checked at every joint, and the work inspected before it is put into service.
The buried line nobody thinks about
Call 811 before you dig, every time
Properties out here have buried gas lines, well supply lines, septic laterals and electrical runs crossing them in patterns that are rarely documented on any single drawing. Fence posts, tree planting and small excavation projects have found all four.
Calling 811 before digging is free and it is the law. It does not cover private lines beyond the meter or tank, which is exactly where most rural strikes happen, so it is worth knowing where your own runs go and marking them before any equipment comes onto the property.
If a line is struck, treat it as the emergency above: leave the area, keep ignition sources away, and call from a distance.

Do I need a permit for a new gas line?
Generally yes for new lines and appliance drops. Inside the Town of Chino Valley, permits are issued through the town's online portal and there is an expedited path for smaller work. Outside the town limits, county requirements apply.
The contractor pulls the permit and books the inspection. That inspection is in your interest, not a formality.
Can you convert an appliance from natural gas to propane?
Only with the manufacturer's conversion kit for that model, fitted correctly and tested afterward. Orifice sizing and regulator pressure both change, and an appliance run on the wrong fuel without conversion burns badly and produces carbon monoxide.
If no kit exists for the model, the honest answer is that it cannot be converted safely.
How do I know if my line is big enough for another appliance?
It is a calculation based on total connected load, pipe length and the number of fittings, not a guess from pipe diameter alone.
The usual symptom of an undersized line is several appliances that each work alone but perform poorly when two run at once.
Is a propane tank on acreage my responsibility or the supplier's?
It depends on whether the tank is owned or leased, and suppliers differ. As a general rule the supplier handles the tank and its regulator, and everything downstream of that point is the property owner's.
Confirm the boundary with your own supplier so nobody is waiting for the other to act during a cold snap.
Do you install lines for generators?
Yes, and it is a common request on acreage where outages are longer. The key detail is peak demand: a generator drawing hard on a line sized for a range will start badly or stall under load, which is exactly when you need it.
Can I do gas work myself?
Owner-builder provisions exist in the permitting process, but this is the one area of household plumbing where we would encourage you not to. A mistake in a water line makes a mess. A mistake in a gas line does not.
