Most properties here do not need a sump pump, and we are not going to pretend otherwise. Basements are uncommon, annual rainfall is around 11.50 inches, and the classic reason for a sump, a below-grade space with a high water table, mostly does not apply.
Two things change that. The first is how the rain arrives: a large share of the annual total falls during monsoon season in July and August, in intense storms that deliver a lot of water in a short time. The second is what is underneath.
University of Arizona Extension's soil survey work describes Chino Valley soils as roughly two feet deep over a semi-impervious caliche layer, and specifically notes that irrigation can produce a perched water table sitting on top of that hardpan. Water that cannot drain down has to go sideways, and it goes to whatever low point is available.

The honest way to answer this is by situation rather than by general rule.

The last two rows cover most properties. We would rather say that plainly than sell equipment for a problem that does not exist.
Why grading usually beats pumping
Fix the water before it arrives
When a property takes on water during storms, the first question should be where it is coming from rather than how to remove it. Roof drainage discharging next to a foundation, ground sloping toward the building, and a driveway or patio directing runoff at a threshold account for a large share of what looks like a groundwater problem.
Those are civil fixes rather than plumbing ones, and they are usually cheaper and more permanent than installing a pump that has to run for the life of the building. Extending downspouts, regrading a strip along a wall and adding a swale solve more monsoon water problems around here than sumps do.
A sump makes sense as the backstop for water that genuinely cannot be diverted, or in a below-grade space where the water table rather than surface runoff is the source. Used that way it is the right tool. Used as a substitute for fixing drainage it is an expensive way to manage a problem that could have been removed.
If you do have one, these are the things that fail
A pump that has never run is not a working pump
The defining property of a sump pump is that it sits idle for months and is then needed urgently. That combination produces predictable failures.
- A seized pump that has not run since last summer. Test it by pouring water into the pit, twice a year, and listen for it to cycle and shut off cleanly.
- A float switch obstructed by debris or by the pump shifting in the pit. This is the most common single failure and it is easy to check.
- A discharge line that freezes or is blocked, so the pump runs and moves nothing.
- A discharge that terminates too close to the building, so the same water returns.
- No power during the storm that caused the flooding, which is the scenario a battery backup exists for.
- A check valve that has failed, so water drains back into the pit and the pump cycles repeatedly.
Testing takes five minutes and is worth doing in June, before the monsoon rather than during it. That is the whole maintenance requirement, and it is the one people skip.
What we would actually suggest
If your property has never taken on water, do nothing. There is no preventive case for installing a sump in a building that has no history of the problem, and any contractor arguing otherwise should be asked what specifically they are protecting against.
If it has taken on water, start with where it came from. Walk the property during or immediately after the next storm and watch where water actually goes. That fifteen minutes tells you more than any amount of speculation afterward.
If the source cannot be diverted, or if you have a below-grade space, then a properly sized and installed pump with a sensible discharge route is the answer. What that involves is on the sump pump page, along with what we check on an existing installation.
Safety steps around standing water and a sump pit
Before you go near it
Storm water in a building is an electrical hazard first and a plumbing problem second. This order matters.
- Do not step into standing water in a garage, crawl space or below-grade area until you have switched off the circuits serving it at the panel. A submerged outlet or an extension lead is enough.
- Do not reach into a sump pit to free a stuck float while the pump is still powered. Unplug it or switch off its circuit first, every time.
- Do not run an extension lead to a sump pump as a permanent arrangement. It belongs on a properly installed outlet, ideally one with GFCI protection.
- Treat storm water that has crossed a driveway or yard as contaminated rather than clean, particularly on a property with a septic drainfield.
- If water has reached a gas appliance, a furnace or a water heater, do not relight or restart it. Have it checked before it goes back into service.
- When to call rather than manage it yourself: water rising faster than you can remove it, water near electrical equipment, or any smell of gas.
None of this makes a monsoon flood less annoying. It does keep it from becoming something worse than annoying.
Questions about sumps and storm water
We flooded once in ten years. Is that enough reason?
Possibly not on its own, and it depends on what caused it. A one-off exceptional storm with a blocked downspout is a maintenance lesson rather than a drainage verdict.
If the same thing has happened twice, or if you can see how it would happen again, that is different.
Can a sump pump discharge into the septic system?
No. Clean storm water sent into a septic tank floods it with volume it was never sized for, disrupts the settling process and can push solids out to the drainfield.
Discharge should go to daylight, well away from the building, and the termination point is worth checking against county requirements for your property.
Do I need a battery backup?
It depends on whether the flooding events at your property tend to coincide with power interruptions, which in monsoon storms they often do.
If the pump is protecting something that matters, a backup addresses the exact scenario in which the pump is most likely to be needed and least likely to have power.
Is the water under my crawl space groundwater or a leak?
Worth establishing before spending anything, because the answers are completely different. Storm-related water appears after rain and dries slowly. A supply leak is present regardless of weather and often shows up as a pump cycling on a well property.
